What is panelized construction?

Panelized construction involves the building of individual walls, or wall sections of a new home (or new section of a remodeled home), in a factory- controlled environment. – It is absolutely NOT A KIT HOME OR PRE-ENGINEERED BUILDING each and every home is individually designed, engineered and built.  

Factory-built wall panelizing systems offer added efficiency and quality control...

Traditional “Site-framing” is done outdoors in the elements with rough lumber delivered to a job site; Panelized Construction (wall systems and truss framing) is done indoors, with the added efficiency and quality control provided by computer automation... state-of-the-art fabrication produces precisely engineered galvanized structural steel studs.  As each stud is manufactured they are coded with the part number and all regulatory information (size and gauge). Those studs are then assembled into individual walls on elevated square framing tables using impact drivers, driving “matched” self-tapping screws. This method of framing is the most accurate method possible.

The "Open Panel" is the most common panelized system used...

While several types of wall panels are produced, the "open panel" is most common – and it's how we build here at Innovative. Open panel simply means that one side of the wall is open to complete wiring, plumbing, heating/cooling and on-site inspection. An added benefit to "open frame panels" is that this method is conducive to custom designs and will accommodate on-site change orders issued during construction.

Exterior walls are constructed in the plant to include your siding choice (Hardie® panel, Hardie® board or other as specified), Door, Window and Corner Trims to be supplied and installed with the balance of any additional materials not installed to be supplied. Windows (Pella® or other as specified -supplied by allowance) are installed.   While exterior doors (supplied by allowance) and sliding glass doors (Pella® or other as specified - supplied by allowance) are to be delivered to and installed on-site by the contractor.  Cross & lateral brace and Simpson® HTT tie downs per engineering are also included and installed.


Interior Walls, Floor Joists and Roof Trusses are simply framed as per plan.

Having all of the time-consuming construction already completed substantially reduces the need for large job site labor requirements, greatly adding to reduced costs and savings in not only money but time as well.

Putting the wall panels together on the job site is made easy...

As each wall section or panel is manufactured, it is marked with number and letter code that corresponds with the individual home plan. This assures accuracy in placement when panels are delivered to the building site and assembled.
